A skylight or roof window is only as good as the flashing around it. We fit them with the correct upstand and flashing kit for the roof covering, so there's no weak point left behind.

Every installation is, in effect, a deliberate hole in a working roof. That is fine when the opening is trimmed properly, the flashing kit matches the covering, and the membrane is dressed into the frame rather than cut back and left. It is a problem when any one of those is skipped, and it is why we see so many roof windows that leak from the day they went in.

The same applies to roofline. Fascias and soffits are not just cosmetic; they carry the guttering and close off the roof against birds and weather. Replacing them while a roof is already scaffolded is far cheaper than coming back to do it as a separate job later.

What to look for

When an installation is worth doing

Installation work is usually planned rather than urgent, but there are a few points where it clearly pays for itself.

A loft room with no natural light

Adding roof windows transforms an attic conversion, and it is far simpler to do while scaffold is already up for other work.

An old roof window that leaks

Seals and flashing kits have a finite life. Replacing the unit and the flashing together is usually cheaper than repeatedly chasing the leak.

Rotten or sagging fascia boards

Once the fascia goes soft, the guttering it carries starts to pull away and water runs down the wall instead of into the downpipe.

Birds or draughts getting into the loft

Gaps at the eaves and verge let wildlife and weather in. Closing them properly also improves how the roof ventilates.

Scaffolding already up for other work

Roofline, ventilation and roof windows all get significantly cheaper when the access cost is already covered.

Mounting brackets need fitting into the roof structure and weathering in properly, not screwed through the covering and sealed over.

Getting a roof window watertight

A roof window or skylight sits lower than the covering around it, so water arriving from above has to be led around it and back onto the roof below. That is the job of the flashing kit, and kits are specific to the covering — a deep-profile tile kit will not seal against slate, and a slate kit will not sit down onto a pantile. Fitting the wrong one, or reusing an old one on a new window, is the most common reason a new roof window leaks.

Underneath the flashing, the breathable membrane has to be dressed into the window frame and drained onto the covering, not cut off short at the opening. Get that wrong and any condensation or wind-driven water that gets past the glass has nowhere to go except into the ceiling below.

Structurally, cutting a rafter to make an opening means trimming the opening with new timber to carry the load around it. On most domestic roofs that is straightforward, but it is not something to skip — and on larger openings or where more than one rafter is affected, it needs looking at properly before anything is cut.

Roof Installations in Halifax — common questions

Can you fit a roof window into an existing roof?

Yes. We cut and trim the opening, add the structural support around it, and fit the unit with the correct flashing kit for your covering. Fitting a skylight into an existing roof is one of the most common jobs we take on for loft conversions and attic rooms around Halifax.

Do I need planning permission for a roof window?

Usually not — most roof windows on a rear or side roof slope fall under permitted development, provided they don't project much above the roof plane. Front elevations, conservation areas and listed buildings are different, and we'll flag anything that looks like it needs checking with the council.

Why is my existing roof window leaking?

Nine times out of ten it's the flashing kit rather than the window. Either the wrong kit was used for the covering, the old kit was reused on a new unit, or the membrane wasn't dressed into the frame. All three are fixable without necessarily replacing the window itself.

Can you replace my fascias and guttering at the same time as other roofing work?

Yes, and it's much the cheaper way to do it. The scaffold is already up and the eaves are exposed, so the additional cost is largely materials and labour rather than access.

Do you fit the solar panels themselves?

We fit and weather in the mounting brackets and make the roof good around them, working alongside your solar installer who handles the panels and the electrical side. Doing the roof side properly is what keeps the installation watertight for the panels' lifetime.

Will fitting a roof window make the loft colder?

A modern double or triple-glazed unit performs far better than the roof covering around it did before insulation, so in a converted, insulated loft the difference is minimal. In an uninsulated loft space, it's worth dealing with the insulation at the same time.
